Not every property qualifies for density increases. And even among those that do, some are dramatically better investments than others. Here's how to identify the goldmine properties everyone else is missing.

Understanding N-Zones

Ottawa's new N-zones (N1-N6) each allow different density levels:

N1-N2: Traditional low-density (4-6 units)
N3-N4: Medium-density inner urban (6-12 units)
N5-N6: High-density near major transit hubs

For most small-scale investors, N1 and N4 zones offer the sweet spot.

Three Key Factors Determine Unit Count

Major and Minor Corridors: Properties on designated corridors get density bonuses—potentially 8-10 units instead of 4-6. Major corridors include Bank Street, Somerset, Bronson, and Gladstone. Minor corridors include Preston, Rochester, and Wellington West.

Lot Size: Most multiplex conversions need at least 33 40 feet of width. For 8-10 unit buildings, aim for 40-50 feet wide and 100-125+ feet deep.

Transit Proximity: Properties within 600-800 meters of major transit stations receive additional density allowances.

Target Neighborhoods

Hintonburg: Mostly N4 zoning, multiple corridor properties, already gentrified with high rents.

Vanier: Rapid gentrification, relatively affordable, excellent LRT access, N3/N4 zoning.

Mechanicsville: Adjacent to Hintonburg, similar zoning, lower entry prices.

Old Ottawa South/Glebe: Higher entry cost ($1M+) but premium rental rates.
